ELTA’s southern boundary faces the Ayer Rajah Expressway. The developer addressed this with acoustic design measures including positive soundscapes with passive and active acoustic control, and the building’s elevated footprint provides some separation from ground-level noise. The southern-facing stacks trade the AYE proximity for unobstructed sea and reservoir views. If you’re noise-sensitive, north-facing stacks and the upper floors are the obvious choice. If you’re drawn to the views, the south-facing stacks on higher floors offer the panorama that’s the development’s headline view. Clementi is one of Singapore’s most dense school clusters, and ELTA sits at its centre. Within 1km: Pei Tong Primary (within 1km, important for Phase 2C registration) and Clementi Primary School. Within 2km: Nan Hua Primary, Henry Park Primary, Fairfield Methodist Primary, Qifa Primary. Clementi Forest (untouched secondary forest with freshwater streams and tall albizia trees) sits to the west, with scenic trails introduced in 2023. Maju Forest (approximately 23 hectares of dense vegetation with wildlife) is nearby. Dover Forest (33 hectares, with both a nature park section and a residential development section) is accessible for walking. Clementi Woods Park (12 hectares with fitness stations, playgrounds, and walking trails) is a short distance away. West Coast Park (50 hectares with BBQ pits, adventure playground, and bird-watching) is along the coast. And Pandan Reservoir (176 hectares with a jogging track and water sports) forms part of the broader waterway network. One MRT stop from Singapore’s second CBD, what the masterplan actually says
Jurong Lake District (JLD) is the Singapore government’s designated second largest business district outside the CBD, and the most ambitious transformation project underway on the island. By the time ELTA reaches TOP, two additional MRT stations will have opened: the Jurong Region Line stages, both targeted 2028 by LTA. A Jurong Lake District MRT station on the Cross Island Line is planned for 2032. The JLD masterplan is the most detailed and committed transformation plan for any precinct outside the CBD in Singapore’s current planning cycle. Key specifics: 100,000 new jobs and 20,000 new homes targeted by 2040 to 2050. A 410-hectare mega-mixed-use zone comprising Jurong Gateway, International Business Park, Lakeside East, and Lakeside West, anchored by the existing 90-hectare Jurong Lake Gardens (Singapore’s first national garden in the heartlands). ELTA occupies the third residential Government Land Sales parcel released along Clementi Avenue 1. The two preceding plots produced The Clement Canopy (505 units, completed 2019) and Clavon (640 units, completed 2022), both UOL and Singapore Land Group developments. There is no further large residential GLS plot in immediate Clementi Avenue 1 that is expected to be released in the near term, making ELTA the last new-launch opportunity in this specific corridor for the foreseeable future. The Clementi catchment also benefits from a large pool of HDB upgraders in the surrounding estate, a structurally demand-supportive dynamic for any private condo in the precinct.

Thirteen unit types across 501 units, here’s what each one actually gives you
ELTA offers eleven unit configurations ranging from a 506 sqft 1 Bedroom + Study to a 1,776 sqft 5 Bedroom. The development uses Prefabricated Pre-finished Volumetric Construction (PPVC), which means walls between the precast modules are not permitted to be hacked or altered, buyers should plan interiors around the existing layout rather than assuming standard renovation flexibility. All unit types include a balcony (or PES at floor 4), a household shelter, and fridge + washer/dryer provisions. The dry/wet kitchen split appears from the 4-bedroom types upward.

The 1 Bedroom + Study is ELTA’s entry-point unit, occupying a single stack in the 12 Clementi Avenue 1 tower. The “Study” in this type is a secondary room (smaller than a bedroom but enclosed) suitable as a home office, nursery, or generous storage space. B1 and B2 are the same configuration in different stacks, both 614 sqft, both labelled “Essential 2 Bedroom.” The floor 4 variants are PES units (B2-PES). The “Premium” label on B3p and B4p reflects the 86 sqft size increase to 700 sqft, which the floor plan allocates to a more generous master bedroom and living area. Both Essential and Premium 2-bedroom types were among the most popular at launch (over 98% of 2-bedroom units were sold in the launch weekend alone) making these the hardest types to find if you’re looking at remaining inventory today. Note that B3p’s stack 14 has no floor 4 unit (unlike most other stacks which include a PES ground-floor variant), so the stack runs from floor 5 to floor 39 for B3p, giving it 35 units instead of 36.

The 4 Bedroom Dual Key (Type D3k) is the most structurally unusual unit in ELTA’s lineup. It occupies 1,313 sqft (the same floor area as the 4 Bedroom Premium) but is configured with a main unit and a self-contained sub-unit that shares the same front door but has its own bedroom, bathroom, and kitchenette accessible independently from inside the unit. This configuration lets you house a family member with privacy, rent out the sub-unit to help service the mortgage, or use it as a genuine guest suite. For investment-focused buyers, the Dual Key is notable because it allows renting out part of the property while the owner occupies the main unit, something not possible with a standard unit.
Type D2p at 1,313 sqft includes a Junior Master Bedroom, a second bedroom with its own ensuite bathroom, distinct from the Master Bedroom suite. ELTA’s kitchen and bathroom fittings represent one of the more notable aspects of the development’s specification. Rather than stepping up to premium brands only for larger unit types, the brand set is the same across all 13 unit types, but the specification tiers: types up to and including the 3 Bedroom take an induction hob, while the 3 Bedroom Premium and above take a gas hob, a wet and dry kitchen, a yard with automated drying rack and a water purifier.

Every unit comes pre-installed with a Smart Digital Lockset from Yale (accessible via mobile app, PIN, biometrics, key tag, or physical key), Smart Aircon Control (schedule and temperature management), a Smart Doorbell (remote monitoring and interaction), and a Wireless Gateway Hub that connects all smart devices in a centralised system. The Communal Sky Bridge is one of ELTA’s signature design elements and a physical embodiment of its “treehouse” concept. It connects the two towers at the 3rd storey level, suspended among the tree canopy and elevated above the ground-floor landscaping below. The bridge is designed as a habitable communal space (not merely a walkway) with treehouse-style pods and deck areas positioned at canopy height. The landscape design, by Thanapong Boonyasiriwat (Director, Ecoplan Asia), uses native tree species at varying heights to create a genuinely forested experience around the bridge. The architect (Kingsley Ng, Director, P&T Group) describes the design intent as “balancing spaces for privacy and openness while creating a place that adapts to the evolving needs of family life”, the bridge being the literal point where the two residential communities intersect.

Q: Is ELTA the last new launch on Clementi Avenue 1? A: It is the third residential GLS parcel released on this corridor. Future GLS Programmes are announced half-yearly, so no development can be called the last with certainty. Previous two: The Clement Canopy (2019) + Clavon (2022). No further Clementi Avenue 1 residential GLS in confirmed near-term pipeline.
Q: Can I hack walls / do open-plan renovation? A: No for PPVC module junction walls, explicitly prohibited in S&P Agreement. Finishes, fixtures, cabinetry, flooring can be changed normally.
Q: What’s the AYE noise situation? A: Southern-facing stacks face AYE. Developer has acoustic mitigation measures. Upper floors and northern stacks are quieter.
