ELTA sits at 10 and 12 Clementi Avenue 1 in District 5, on a Government Land Sales parcel between the Clement Canopy and Clavon developments. Clementi MRT and Bus Interchange, station EW23 on the East West Line, is 5 minutes away by bicycle and 2 minutes by car, and the Ayer Rajah Expressway entrance is 2 minutes by car. West Coast MRT station, under construction on the Cross Island Line, is 8 minutes by bicycle or 6 by car, and Clementi station itself joins that line in 2032. From Clementi station the Jurong Lake District is one stop and the Central Business District is eight. Proximity to the Jurong Lake District
Two rail projects change what is reachable from here, and both are Land Transport Authority programmes with published phasing.
The Jurong Region Line is Singapore’s seventh MRT line and is under construction. Its western stage opens in 2028 with ten stations and interchanges at Choa Chu Kang and Boon Lay, and its eastern stage also opens in 2028 with seven stations running from Tengah to Pandan Reservoir, interchanging with the North South and East West Lines at Jurong East. A third stage extends the line into Nanyang Technological University and towards Jurong Pier in 2029. The Authority expects the completed line to put more than 60,000 additional households within a 10-minute walk of a train station.
The Cross Island Line is the eighth line and will be the longest fully underground one at more than 50km, with 11 interchange stations. Its second phase is expected in 2032 and matters more here than the Jurong Region Line does, because Clementi station, CR17, is one of its six stations and becomes an interchange between the East West Line and the Cross Island Line. King Albert Park becomes the phase’s other interchange, with the Downtown Line. West Coast station, CR18, is also on this phase, and is the station the developer’s own connectivity chart marks as under construction.
A third phase extends westwards from the Jurong Lake District station CR19 to Gul Circle, with construction starting in 2027 and stations targeted to open by the late 2030s. The line as a whole is planned to connect the Jurong Lake District to the Punggol Digital District and the Changi region.
The masterplan targets over 100,000 new jobs and 20,000 new homes in the precinct. That is a government programme rather than a developer projection, and it is the single largest planned employment shift in the west.
Retail and Entertainment Options Galore
The larger destinations sit one or two stops away on the East West Line. IMM and the JEM and Westgate cluster at Jurong East are each one stop, or 8 minutes by car. The Star Vista is two stops, 6 minutes by car. One Holland Village is three stops, or 8 minutes by car, for its cafe and bar scene.
Clementi Market and Food Centre covers hawker fare, and Clementi Sports Centre and Hall is 6 minutes away by car, with Clementi Stadium 14 minutes by bicycle or 4 minutes by car.
Top Educational Institutions Nearby
For secondary education, Nan Hua High School is 3 minutes away, NUS High School of Mathematics and Science 5 minutes, and the School of Science and Technology, Clementi Town Secondary School, Fairfield Methodist School (Secondary) and Anglo-Chinese School (Independent) are all within 7 minutes by car.
Tertiary options within 12 minutes by car include Singapore Polytechnic, the Singapore Institute of Management, the Singapore University of Social Sciences, the National University of Singapore and Ngee Ann Polytechnic. International families are served by the International Community School and Dover Court International School at 4 minutes, and the Japanese Kindergarten, The Japanese Secondary School, UWC South East Asia at its Dover Campus and INSEAD Asia Campus at 7 minutes, with Waseda Shibuya Senior High School at 8.
Surrounded by Nature and Greenery
Further out but still within a quarter of an hour, Kent Ridge Park is 10 minutes, Bukit Timah Nature Reserve 14 minutes, and Jurong Lake Gardens 15 minutes by car or two stops by train.
ELTA also sits close to the Rail Corridor, the former railway alignment now maintained as a continuous green route linking into the wider island cycling and walking network. That is an unusual degree of green connectivity for an address this close to the city.
Access to Major Business Hubs
Singapore Science Park I is 8 minutes by car and Science Park 2 is 9, International Business Park 9, and Mapletree Business City 12. The Central Business District is eight stops on the East West Line, or 16 minutes by car.
Jurong Innovation District extends the same argument westward as an advanced manufacturing precinct. Taken together with the Jurong Lake District, the employment mass within a short commute of ELTA is concentrated to the west and southeast rather than requiring a daily trip into the city centre.
